Question 1 of 4

What type of cleaning do you need?

Tile floors are the Florida norm, and grout is where they show their age. The tile still shines, but the lines between have gone gray or black. Our tile and grout clean scrubs those lines back to their true color, then treats the tile face too. The whole floor reads as new, at a cost far below new floors.

Grout is porous — it soaks up mop water, spills, and grit, and holds them deep. A mop just moves dirty water over the lines and can drive the grime in. This clean is hand and brush work: the right cleaner, time to soak, a stiff brush, and a rinse with clean water. Slow, but it is the way that works.

What is included

Room by room

Kitchen floors. Kitchen grout takes grease mist, spills, and grit at the door. We treat the dark path lines first — stove to sink to fridge — then work the rest of the floor. The change in a kitchen is stark: the floor grid goes from dark to light, and the room looks bigger and cleaner at once.

Bathroom floors and showers. Bath grout fights mildew as well as dirt. We treat mildew spots, scrub the floor lines and the shower walls, and rinse with clean water. Shower grout is the slow part of this job and the part guests and owners see most. We take the time it needs.

Entry and halls. The entry takes sand and grit from each pair of shoes, and that grit grinds into the lines. We scrub the entry and hall lines by hand and brush. These zones often show the biggest change of all, since they were the darkest. Mats and edges get care too.

Living areas and lanai. Big tile fields in living rooms and lanais hold dust in the lines that a mop can not lift. We work them in zones, so the room stays in use as we go. Lanai tile also takes pollen film and mildew at the screen line. Both get treated as part of the zone work.

Whole-floor plan. Most homes do not need each line done at once. We scope the worst rooms first — kitchen, main bath, entry — and price whole floors in zones. You can do the home in one visit or in stages. Our photos of the first zones make the choice easy: when you see the lines change, you know the worth.

Products and tools we use

We bring a grout cleaner made for tile work, stiff hand brushes, and a scrub pad kit for the tile faces. Lines are soaked first — cleaner needs time to loosen what grout has soaked up for years. Then the brush work, then a clean-water rinse. No steam gimmicks and no acid on stone tile. Natural stone gets a mild kit and a test spot first.

Sealing is the step that keeps the gain. Clean grout soaks up dirt again fast if it is left bare. A seal coat, added after the clean dries, slows that down for a year or more. We quote the seal as an add-on in writing. Whether you add it or not, the clean stands on its own.

Our process

Six steps, the same on each visit, so you know just what to expect.

  1. Show us your worst lines. Walk us to the rooms that bother you most, or send photos. Grout work prices on area and state. Photos let us quote tight and bring the right kit.
  2. Get one written price. One clear price in writing, by room or by zone. If the grout under the dirt is cracked or failed, we tell you before we bill a clean for it.
  3. Pre-treat and soak. We apply grout cleaner in zones and let it sit. This soak does half the work. Rushing it is why home tries fail — the brush can not beat chemistry and time.
  4. Scrub line by line. Stiff brushes, hand work, zone by zone. Tile faces get scrubbed too. This is slow work and it is the heart of the job. The lines change color as we go.
  5. Rinse with clean water. We rinse in small zones with fresh water, so lifted grime leaves the floor. Dirty rinse water never gets mopped across clean lines. A dry pass ends each zone.
  6. Check and advise. We walk the floors with you or send photos. You get a plain read on the state of your grout, and a quote for sealing if you want the gain to last longer.

Why Florida grout goes dark

Apopka homes have tile in the kitchen, the baths, the halls, and often the whole house. Tile is the right floor for a wet, sandy town. But grout is a soft, sandy mix itself, and it drinks in what lands on it: mop water, spills, pet paws, and the fine grit that comes in on shoes. A year of mops can make lines darker, not lighter.

Well water adds its own marks — white crust and orange hints near sinks, tubs, and pet bowls. Our scrub treats those mineral marks as part of the job. When the work is done, most clients say the same thing: the floor looks new. It is the same floor. It just has its lines back.

A note on prices: each home is priced on its size, its state, and how often we come. Every project is different — contact us for a free written estimate. The price we write down before the visit is the price you pay.

Frequently Asked Questions

Will my grout come back to its first color?

Most lines come back close to it. Dirt and mildew lift well. Some stains — rust from a metal can, dye, or years of dark mop water — can leave a faint tone. And grout that was dyed dark by a past owner is that color by choice. We test a patch early in the job and show you, so you know the true result before we do the whole floor.

How long does tile and grout cleaning take?

A kitchen and a main bath take half a day in most homes. Whole-home tile is a full day, at times staged over two. The work is hand work, line by line; there is no fast way that lasts. We quote the time with the price, and we work in zones so you can use the rest of the home while we go.

Should I seal the grout after the clean?

We advise it. Fresh, clean grout is at its most porous, and a seal coat keeps dirt and spills near the surface where a mop can reach them. Sealed lines stay light far longer. We quote the seal as an add-on, in writing, and it needs the grout dry first — so it is often a short second visit or the end of a long one.

Can you fix cracked or missing grout?

No — that is repair work for a tile pro. We clean grout; we do not lay it. What we do is find the failed spots while we scrub and mark them for you. Cleaning cracked grout can loosen it more, so we work those zones with a soft hand and tell you plain which lines need repair before more cleaning.

Is this safe for natural stone tile?

Yes, with the mild kit. Stone tile and its grout get pH-mild cleaners and a test spot in a hidden corner first. We never use acid on stone. If your stone needs sealing or polish work, that is the field of a stone pro, and we will say so. Most Florida tile is ceramic or porcelain, which takes the full grout kit with no risk.

How do I keep the lines light after the clean?

Small habits do it. Use clean mop water and change it when it clouds. Wipe spills fast. Keep mats at the doors to catch grit. If you seal the grout, the lines stay light with plain mopping for a year or more. And on a two-week rhythm, we keep an eye on the lines and flag them before they go dark again.
