Question 1 of 4

What type of cleaning do you need?

A move-out clean is the deep clean you do when you leave a home for good. We clean inside the oven and fridge. We clean inside the cabinets and drawers. We scrub the baths, treat the water stains, and wipe every baseboard and track. The goal is a home that passes a landlord walk-through — or wows the next buyer.

Apopka rentals add one twist: the water. Well water stains sinks, tubs, and taps over a lease, and some landlords try to charge tenants for it. We treat the stains, clean what cleaning can clean, and note what is water wear, not damage. That care can be worth more than the clean itself at deposit time.

What is included

Room by room

Kitchen. Landlords check the kitchen first, and so do we. The oven and fridge are cleaned inside. The stove top is degreased. Cabinets and drawers are emptied and wiped in and out. The sink is scrubbed and the tap de-scaled. Counters are wiped clean, and the floor is mopped last.

Bathrooms. We scrub the tub, shower, and toilet, and treat the grout and seals for mildew. Well-water rings and crust are treated with mineral cleaner. Glass and mirrors are de-scaled and shined. This is the room where deposits get argued over, so we take photos of the state we found and the state we leave.

Bedrooms and closets. Closets are emptied and wiped: shelves, rods, and floors. Baseboards are hand-wiped, since scuffs and dust show there. Fans and vents are dusted. Floors are vacuumed and mopped. A room that is bare shows every flaw, so we work it like it will be seen up close — because it will.

Living areas. We dust high and low, wipe the trim and plates, and clean the slider tracks. Lanai doors in Florida homes grind grit into their tracks; we scrub them out. The entry is swept and the door glass cleaned. First sight matters in a walk-through, and the entry is the first sight.

Floors and final pass. Tile floors are mopped in zones with clean water, and grout edges get a scrub where they have gone dark. Then we do a slow final pass with the lease list in hand. Each box gets checked off in the home, not from memory in the truck.

Products and tools we use

Move-out work uses the deep-clean kit: mineral cleaner for water stains, a degreaser for the stove and hood, mildew treatment for baths, and grout scrubs. We bring our own tools, plus bags for the last trash. If your lease asks for a named task, like carpet spots or garage sweep-out, tell us and we scope it in.

We also bring a camera, for your sake. Photos of water stains before we treat them, and of each room after the clean, give you a record. If a deposit charge names a stain or a room, you have dated proof of the state you left it in. That record has saved our clients real money.

Our process

Six steps, the same on each visit, so you know just what to expect.

  1. Send us your lease list. Most leases name the tasks they check. Send the list and your move date. We build the clean around that list, word for word.
  2. Get one written price. Move-out cleans price like deep cleans. One clear price in writing, based on the size of the home and its state. No hourly clock.
  3. Time it after the last box. The clean runs best in the empty home, after your things are out. Book the slot between your last load and the key hand-back.
  4. We clean to the list. Our team works the lease list room by room, plus our own checks for water stains, mildew, and tracks. Problem spots get photos before we treat them.
  5. We note water wear vs. damage. Mineral stain that came from the water itself is noted as water wear in our report. Damage is damage, and we say so too — the note is honest both ways.
  6. Final pass with photos. We do a last walk with the list, then send you photos of each room. You hand back the keys with a clean home and a record to back it up.

The well-water deposit defense

Here is a scene we see too often in Apopka: a tenant leaves a clean home, and the landlord holds back deposit money for orange rings in the tub and white crust on the taps. That stain is not tenant damage. It is the well water. Any home on that well would stain the same way in the same time.

Our move-out clean is the answer to that scene. We treat the stains so most of them lift. What can not lift, we note in writing as water wear, with photos from before the clean. You keep the photos and the note. When the deposit talk starts, you hold proof, not just your word. That proof can pay for the clean many times over.

A note on prices: each home is priced on its size, its state, and how often we come. Every project is different — contact us for a free written estimate. The price we write down before the visit is the price you pay.

Frequently Asked Questions

Can you guarantee I get my deposit back?

No cleaner can promise what a landlord will do. What we can do is take cleaning off the list of reasons to hold your money. We clean to your lease list, treat the water stains, and give you photos and notes. If a charge still names cleaning, you have a dated record to answer it with.

Can you clean to my lease checklist?

Yes — send it to us and we work to it word for word. Each lease names its own tasks: inside appliances, cabinet wipes, track cleaning, and the like. We check each item off in the home as we go. If your lease asks for a task past our scope, we tell you before the clean, not after.

How soon can you do a move-out clean?

Most weeks, within a few days. Move-outs stack up at the end of the month, so send the form as soon as you know your date. If you are a landlord with a turn to make, we can often start the day the keys come back. A fast, clean turn means fewer empty days on your books.

Do you clean for landlords and property managers?

Yes, all the time. We turn units fast and clean to a set list, so each unit meets the same bar. We flag damage and wear in writing, with photos. Many owners keep a standing plan with us: when a tenant gives notice, the clean is booked on its own. Ask us to set that up for your units.

What if the home is in rough shape?

Tell us the truth when you book, and we scope it right. Homes with heavy mildew, thick grease, or trash left behind take more time and cost more. We quote it in writing first. What we will not do is book a light price, then add fees at the door. The price we write is the price you pay.

Do you take out trash left in the home?

Small left-behind items and bagged trash, yes. We clear the bits movers and tenants leave: hangers, boxes, a bag or two. Large loads, old furniture, and paint cans are a haul job, not a clean. Tell us what is left when you book, and we will say plain if it is past our scope.
