Question 1 of 4

What type of cleaning do you need?

A turnover clean is the fast, exact clean done between guests at a vacation rental. We strip the beds and wash the linens. We scrub the baths, restock the goods, and reset each room to the same photo-ready state. Guests walk into a home that looks and smells like the listing — each time, every time.

Apopka and the lake towns draw guests for the springs, the lakes, and the parks. Those guests track in sand, sunscreen, and lake water gear. Kitchens work hard, and baths work harder. A turnover plan built for that use keeps your reviews high and your ratings safe, stay after stay.

What is included

Room by room

Bedrooms. Beds are stripped to the mattress pad and remade with fresh linens, seams neat. We check under beds and in drawers for left items. Night stands, lamps, and remotes are wiped. A guest who finds a clean drawer and a crisp bed trusts the whole stay more. That trust is what your reviews are made of.

Bathrooms. Each bath is scrubbed: toilet, tub, shower, sink. Towels are swapped for fresh sets, folded the same way each time. Soap and paper are restocked. Hair is the foe here — we check floors, drains, and corners with care. One stray hair can cost a star, so we hunt like it matters. It does.

Kitchen. Guests cook, so the kitchen must be spotless. Dishes are washed or run and put away. Counters, stove top, and sink are scrubbed. The fridge is checked; old food goes out. The coffee maker is emptied and wiped. Trash goes out and a fresh liner goes in. Small goods — coffee, filters, dish soap — are topped up per your list.

Living areas and lanai. We vacuum rugs and soft chairs, wipe tables and stands, and straighten cushions and throws. Remotes and switches are wiped. Floors are mopped. In lake and springs homes, the lanai and entry need sand care: mats shaken, floors swept and mopped, outdoor chairs wiped down. Guests live out there; it must feel as clean as the inside.

Whole-home reset. Last, we walk the home with your listing photos in mind. Lights, temps, and locks are set to your spec. We note low stock, wear, or damage and send photos. You learn the state of your home from us, not from a guest review. That gap is where good hosts win.

Products and tools we use

We use the host's linens and goods, plus our own cleaning kit: HEPA vacuum, mops, cloths, and sprays that leave a mild, clean scent — never a strong one. Guests read strong scent as a cover-up. Mild and fresh is the goal. Laundry is done on-site where the home has machines, or swapped with your spare sets.

Restock lists are yours to set: soaps, shampoos, paper goods, coffee, and basics. We work from your list and flag when stock runs low. If your home needs a named brand or a scent-free product for guest comfort, note it once and it goes in your home file for each turn after.

Our process

Six steps, the same on each visit, so you know just what to expect.

  1. Send us your listing and list. Share your listing link, your restock list, and your guest rules. We build your home file from them: bed setup, towel counts, goods, and door codes.
  2. We sync with your calendar. Book each turn as stays are set, or give us calendar access and we book them as they land. Same-day turns are scoped at the start, not as a favor.
  3. Guests check out; we go in. Our team arrives in the turn window. Linens are stripped and washed first, so the wash runs while we clean the home top to bottom.
  4. The reset clean. Baths, kitchen, beds, floors, touch points, lanai — the full list, in the same order each turn. The home returns to its listing state, not just a clean state.
  5. Damage and stock check. We look for damage, wear, and missing items, and we count your stock. Photos go to you the same day. Claims and reorders stop being guesswork.
  6. Ready note sent. When the home is set, we send the ready note with photos. Your next guests walk into the home your listing promised. Your reviews stay where they belong.

Turnovers near the springs and lakes

Rentals near Wekiwa Springs and the Apopka lakes pull a set kind of guest: families with coolers, kayaks, and sandy feet. The homes work hard. Wet gear lands on floors, sunscreen coats the tub, and the grill earns its keep. A turnover plan that plans for sand, sun oil, and wet floors holds up where a plain clean does not.

We also know the pace. Spring-break weeks and summer weekends stack back-to-back stays. Your turn window may be four hours. We staff for that pace in season and tell you plain if a window is too tight for the scope. A rushed turn helps no one — least of all your rating.

A note on prices: each home is priced on its size, its state, and how often we come. Every project is different — contact us for a free written estimate. The price we write down before the visit is the price you pay.

Frequently Asked Questions

Can you do same-day turns?

Yes, when the window and scope fit. Tell us your check-out and check-in times when we set up your home file. Most lake-area homes turn in three to four hours with a team of two. If a window is too tight for the work, we say so at setup, and we talk through fixes — spare linen sets are the most common one.

Do you wash the linens?

Yes. We strip beds and towels, wash and dry them in the home where machines are there, and remake the beds. Homes without machines can keep two spare sets, and we swap sets each turn and bag the used ones for the wash plan we set with you. Fresh linens at each check-in are a must, never a maybe.

How do I know the home is ready for the next guest?

We send a ready note with photos after each turn. The photos show the beds, baths, kitchen, and living areas as the guest will find them. If we spot damage, wear, or missing items, that goes in the same note with its own photos. You see the state of your home the same day, every turn.

Do you restock soap, paper, and coffee?

Yes, from your stock and your list. You set the list: bath soap, shampoo, toilet paper, paper towels, coffee, dish goods, and the like. We top up at each turn and flag low stock before it runs out. Keep your store closet stocked, and we handle the rest. Running out mid-stay is a review killer we work to prevent.

What if a guest leaves the home very dirty?

We clean it and document it. Extra time past the set scope is quoted to you before we bill it, with photos of the state we found. Most hosts pass that cost to the guest per their rental terms. Bad turns are rare, but when one lands, you get the proof you need, the same day.

Can you clean our rental if we live out of state?

Most of our hosts do. We hold the keys or codes, work from your home file, and send notes and photos each turn. Stock, small fixes, and guest issues are flagged to you fast. Many hosts go months between visits and still know the state of their home week to week. That is the point of the service.
